One of the biggest advantages of laminate floors is that they are made to look good for many years with a minimum of effort. Most laminates come with a 10 to 25 years residential warranty against staining, wearing and fading, depending on the brand. All you really need for cleaning are a vacuum cleaner, a dry mop and a damp towel for more difficult stains. Laminates are built to stand up to wear, but to keep them looking like new, here are a few recommendations.

Be aware that large pieces of sand or rock can cause visible scratching. These are usually easy to catch by having floor mats and foot brushes at outside doorway entrances. Dirt which gets pass the mats and brushes can cause invisible scratching that eventually leads to dullness. So, vacuum and mop regularly to keep grit off the floor. For dry cleaning, vacuuming is usually sufficient. Microfiber pads are also quite effective and, if available, lets you avoid involving fluids. Never clean with abrasives, scouring powder or steel wool.

Damp clean laminate flooring using a vinegar or ammonia-based solution. For example, you can pour 1/4 cup of vinegar into a 30 to 32 ounce empty spray bottle filled with plain water for a quick solution. Then, dampen a terry mop or a Swiffer with water and mop, spraying the floor as you go along. When damp mopping, avoiding standing fluids so you do not saturate the floor. Wipe immediately! Other possible cleaning fluids that have been suggested include:

- vinegar, rubbing alcohol, and water (equal parts)

- 1/3 white vinegar, 1/3 rubbing alcohol, 1/3 water, and 3 drops dishwashing liquid (1 quart total)

- Swiffer WetJet wood floor cleaner

- Windex

Here are some tips on spot cleaning:

To remove oil, paint, permanent marker, tar, rubber heel marks, use a neutral cleaner on a clean light colored cloth. If needed, use alcohol or a nail polish remover containing acetone. To remove blood, fruit juice, wine, beer, soda pop, pasta sauce, use warm water. If needed use a neutral cleaner on a light colored cloth. To remove candle wax or chewing gum, first harden with ice and then scrape very gently. Wipe the rest with warm water on a clean light colored cloth.

If your laminate is scratched, see if you can buy a touch up stick from your manufacturer. The area you repair will look, hold up to traffic and wear just like the rest of the laminate floor.

In case of more severe damage, which is unlikely to take place in most of the homes, a trained professional can be called to replace a plank. The new plank should be almost indistinguishable from the rest, if done properly.

Hardwood flooring - its’ traditional look is almost timeless, its’ beauty is unmatchable. However, it’s pretty hard to maintain a hardwood floor, not to mention the price you have to pay for it. Even with the most recent floor treatments they will still scratch, fade, dent and stain in a rather small amount of time. That’s why laminate flooring was invented. Because it’s machine made and its’ top layer is a hardwood photographic laminated surface, laminate has the look and appeal of real hardwood floors, but it’s more durable and it requires less maintenance.

Unlike real hardwood floors, laminate flooring is more resistant to scratching, staining, fading and denting. Laminates warranty range from 10 years to lifetime and it covers all of the bad things mentioned above, while entry level laminates come with a 10 to 15 years one. But they are designed for light traffic areas. I mentioned this because many people mistake and think that they will remain the same if used in a high traffic area during the warranty period. This is not true. Used in a high traffic area, they will begin to show wear and tear rather quick (usually within 3 to 5 years).

Remember that choosing the right laminate flooring is not as easy as it seems, but by doing that, you will save money in the long run. Just think of things like the amount of time you are planning on staying in that house or the amount of traffic, because there is no point in buying really expensive laminate flooring with extended warranty if you know that you are moving sometime in the near future. Another thing you should know is that people usually replace the floor first when moving in a new house, so, with expensive laminate with an extended warranty, you will either pay an amount of money for nothing, or for the people who will move in after you.

A thing you should consider when buying laminate flooring for bathrooms or kitchens is it’s core. A thicker core is more stable, less vulnerable and sounds more like the real hardwood floor when walked on. Quality laminate cores are treated with water repellent chemicals. Also consider buying laminates with Paraffin wax impregnated joints, as this wax acts as a water repellent and prevents water from penetrating down to the core.

As glueless locking mechanisms has been introduced to the market, laminate flooring has become the perfect choice for households because it has a quicker installation, it’s easier to repair and it can be installed by people without experience or specialized tools. This will save you a considerable amount of money.

Hiring a professional electrician can be very expensive and is often the reason why people try doing their own basic electric wiring themselves.

I have seen the good, the bad and the ugly results of these efforts and I have come to the conclusion that basic electrical wiring is not something anyone should do without proper guidance, tools and confidence.

It is so important that before attempting any of these basic electrical wiring projects that people are aware of how dangerous electricity is and how important safety is for you and for your family and family home.

90 percent of the time I recommend hiring a licensed electrician over doing your basic electrical wiring yourself. Not doing this will usually end up costing even more money than before and increase the risk of bringing your family into danger without even knowing your doing it.

But doing your own basic electric wiring really isn’t that hard to do if you "educate" yourself on the topic.

Licensed electricians had to learn the stuff themselves too. So as a ‘do it yourself person’ this isn’t different. There is no escape possible.

You will see that the more you read about it the easier it will become and the more confidence you will get.

Just to give you an idea, here are 3 questions I recently got from people just like you who tried doing their own electric wiring:

Question 1: I installed a grounding probe in your aquarium and every time anyone in the house turns on or off the lights, the fish jump. What’s going on?

A couple of suggestions:

1. (easiest) Pull out that grounding probe and return it from whence you purchased it.

2. Check the wiring on your outlet. You may actually have ‘Neutral’ instead of ‘Ground’.

3. Check the wiring throughout the rest of the house. There are some people out there that insist on doing their own home repairs, yet don’t understand basic electrical wiring.

Outlets are easy to check by getting a $7.95 outlet tester from the hardware store. Wired-in appliances, lights, heaters, etc. are tougher.

4. Check all your electrical fixtures to make sure they aren’t leaking some voltage to Ground.

Question 2: What is the NEC? Where can I get a copy?

The NEC is a model electrical code devised and published by the National Fire Protection Association, an insurance industry group. It’s revised every three years.

The 1993 version has been released. You can buy a copy at a decent bookstore, or by calling them directly at 800-344-3555.

The code exists in several versions. There’s the full text, which is fairly incomprehensible. There’s an abridged edition, which has only the sections likely to apply to most houses.

And there’s the NEC Handbook, which contains the “authorized commentary'’ on the code, as well as the full text. That’s the recommended version. Unfortunately, there’s no handbook for the abridged edition. And the full handbook is expensive — US$65 plus shipping and handling.

Question 3: Can I do my own wiring? Extra pointers?

In most places, homeowners are allowed to do their own wiring. In some, they’re not. Check with your local electrical inspector. Most places won’t permit you to do wiring on other’s homes for money without a license. Nor are you permitted to do wiring in “commercial” buildings.

Multiple dwellings (eg: duplexes)are usually considered “semi-commercial” or “commercial”. However, many jurisdictions will permit you to work on semi-commercial wiring if you’re supervised by a licensed electrician - if you can find one willing to supervise.

If you do your own wiring, an important point:

Do it NEAT and WELL! What you really want to aim for is a better job than an electrician will do. After all, it’s your own home, and it’s you or your family that might get killed if you make a mistake.

An electrician has time pressures, has the skills and knows the tricks of the trade to do a fast, safe job. In this FAQ we’ve consciously given a few recommendations that are in excess of code, because we feel that it’s reasonable, and will impress the inspector.

The inspector will know that you’re an amateur. You have to earn his trust. The best way of doing this is to spend your time doing as neat a job as possible. Don’t cut corners. Exceed specifications. Otherwise, the inspector may get extremely picky and fault you on the slightest transgressions.

Don’t try to hide anything from the inspector.

Use the proper tools. Ie: don’t use a bread knife to strip wires, or twist wires with your fingers. The inspector won’t like it, and the results won’t be that safe. And it takes longer. And you’re more likely to stick a hunk of 12ga wire through your hand that way.

Don’t handle house wire when it’s very cold (eg: below -10C or 16F). Thermoplastic house wire, particularly older types become very brittle.

As you can see, getting the right answers to your questions can make the work a lot easier.

You save time by doing it "the right way" from the first time and you save money because you won’t need to hire an electrician to either do the entire job or to fix your screw-ups.

In any case, no matter what you, be very careful when working on electricity! If needed cut down the entire power of your house just to be sure.

Keep It Safe,

——————————————————–

Contrary to popular belief, the addition of a center island to your kitchen does not have to be permanent or a huge investment. By using portable kitchen carts or kitchen islands, you can achieve the sophisticated look that is associated with a center island without having to do a major remodel or take out a loan.

In kitchens of yesterday, the kitchen table served as the center of activity in the kitchen. This is where people prepared the evening meal, socialized and dined. Today that trend has shifted to the use of a kitchen cart or kitchen island.

In addition to providing extra workspace, today’s kitchen carts and islands offer practical solutions to storage and design issues. They can be either small or large, and can range in design from simple to elaborate. Use them to prepare foods, serve buffet style dinners, or to provide extra cupboard space. Need extra counter space? Kitchen carts are available in a wide range of sizes to give you that added space you need.

The design options associated with portable kitchen carts and center kitchen islands are endless, which means that kitchen carts can be incorporated into any style of kitchen. Whether your style is contemporary, country or formal, you can find the perfect kitchen cart to complement your particular sense of style.

Even if you are looking to capture the look of a specific decorating style, you will most likely find that those styles have been incorporated into kitchen islands and kitchen carts. Take for instance the Tuscan, Provence and cottage styles, these are just a few of the styles that you can choose from when selecting your kitchen cart or island. Some of these styles even feature elaborate pieces that have been adorned with intricate hand painted or hand carved designs, which will serve to make your new addition not only a very practical one, but a very beautiful one as well.

Kitchen carts and islands come in wide array of finishes that can be handpicked to look as if they were custom made for your kitchen. There is also a large variety of work surfaces to choose from including wood, stainless steel, granite and butchers block.

The bottom line is: no matter what your style is or how much space you have to work with, you can find the perfect kitchen cart or island to customize your space without having to hire a contractor or invest in expensive cabinetry.

And they are very affordable. The pricing for kitchen carts and islands starts at a couple of hundred dollars. Of course, the price goes up from there and can get a high as $1,000 or more. It really just depends on what you choose. For example: A high-end kitchen cart may have intricate hand carved woodwork, plenty of work and storage space, a wine rack and a granite work surface. Whereas a lower-end kitchen cart may consist of simple elegant lines, a cabinet or two, and a wooden work surface.

So before you go all out for a kitchen remodel, why not take some time to see how a portable kitchen cart or island would complement your space.

Let’s talk about repairing broken glass in an aluminum frame single hung window. If it’s the lower sash pane that is broken, it must be removed from the inside. You are going to have one of three different mechanisms that hold the lower sash up when you slide it open. If you can’t see any mechanisms on the sides, then you have a block and tackle system consisting of a string and spring assembly. Find the thin metal clips in the side jambs just above the sash. Pull the bottom of the clip out using a screwdriver or your fingernail. Do that on both sides. Then remove any rubber stops at the very top of the window. Raise the window as high as it will go. The block and tackle assemblies will get snagged in the metal clips, allowing you to remove the window sash. You would replace the glass using the same method described in our article about sliding window repairs. Once you have the new glass installed, install the window panel in the reverse order that you removed it. Close the window and push the metal clips back. Install the rubber stops at the top.

If you have a mechanism across the top of the window with a string coming down each side and screwed into the top corners of the window sash, you need to remove the screws holding the strings in place. But before you remove the screws, you need to remove one of the black plastic pieces that cover the side jamb. Raise the window all the way up, then put a flat screwdriver at the very bottom of the plastic piece and pull outward until you can grab it with your fingers. Slide the plastic out. Now remove the screws holding the strings. Be sure to hold the string in one hand while removing the screw, because the string is under tension. After removing the screw, let the string slowly go back up. Pull the panel to the side that you removed the black plastic piece, and remove the panel. Remember, two of your corner screws will be removed at this point, and the proper way to remove the frame from the glass is to remove opposite corner screws. So, you should put one of the string screws back in and remove the corner screw opposite the removed string screw. Then, when you install the new glass, remove the string screw and install the strings. Raise the window up and install the black plastic piece by sliding it up between the frame and side jamb.

The final mechanism will be a spiral metal rod. If you have this type, i suggest you have it done by a professional. If you aren’t careful with these, you can wind up having to replace the spiral rods. Now, if the broken pane is the upper sash, more than likely it will be a fixed panel. You can take these out without messing with the sliding panel. Unlock the window and raise the lower sash a few inches. Remove the screen, then remove the two screws holding the horizontal bar on place. Tap the bar down in one corner using a hammer and screwdriver. The bar will come off. Then you can grab the bottom of the upper sash and wiggle as you pull the sash downward. Once you have pulled it down several inches, you should be able to grab the top and bottom of the sash and pull to the left or right until the opposite side comes out. Then you can swing the panel out.

Once the new glass is installed, you can put the upper sash back by reversing the removal procedure. Tap the bottom upward with a hammer or rubber mallet, ensuring that the sash is fully seated in the top of the frame. Then, put the horizontal mulling bar back in place and tap it on the sash framer. Install the screws and screen. You’re done. Next week we will cover broken glass repair of dual pane windows.

Buying a new mattress is a daunting task that few relish. The range of prices, features, and stores can make your head spin. It doesn’t have to be this difficult. Bearing a few things in mind while you try and find that perfect place to sleep can ease that big purchase tension.

1. Don’t limit your mattress search to innerspring mattresses. Innersprings mattresses have long been the standard and for that reason many people are inclined to shop accordingly. Recently that trend has been changing as more and more people are realizing the benefits of getting-edge sleep systems. Latex and memory foam beds are superior to innersprings in comfort, support, and price.

2. Explore what will best suit your needs. It is easy to be swept up in advertising and form opinions about products without ever having tried them or done any further research. This is one of the biggest mistakes to be made when shopping for a mattress. Being dead set on having a memory foam bed can blind you to the possibility that latex, with its antimicrobial properties and breathability may be a better mattress for you. You may find that memory foam is what you needed, but it is important to keep your mind open.

3. Don’t be sidetracked by trends or gimmicks. Though it may seem like fun to change the firmness of your bed every night through products like air beds, it is not worth losing the support your body needs. Find a mattress that is customizable but continues to offer support. For example, it is easy to customize latex mattresses to any firmness level without losing support, even for couples.

4. Know the difference between firmness and support. It is a common misconception that firmer is better. This theory has been debunked. As it turns out the human body does in fact have curves. The best mattress for you will relieve pressure points while supporting your body.

5. Don’t buy more than you need. Many mattress sellers will try and sell you a whole new mattress set even if you already have a perfectly good box spring. If your box spring isn’t broken don’t replace it. In the case of a platform bed, which provides more under bed storage, a box spring is unnecessary.

6. Know what the exchange policy is. Being stuck on an uncomfortable mattress that cost you a fortune is a miserable experience. Many retailers have exchange policies extending up to a month to ensure that you know the mattress you buy is the mattress you want. Know what the store’s policy is before thinking about buying.

7. Take into account the importance of a good night’s sleep. A lot of people undervalue the time they spend in bed. A cheap innerspring mattress will not relieve pressure points near as well as memory foam or latex, which means more tossing and turning, and less deep restful sleep.

8. Don’t be too attached to brand names. Name brand products are often very high quality. However, many smaller scale manufacturers and retailers generate comparable and often superior products at a fraction of the price.

9. Take into consideration the longevity of the mattress. Mattress lifespan is important to consider because it affects the cost of the mattress relative to time. A good latex mattress will remain a premium sleeping surface for twice as long as any innerspring mattress. Be sure to ask about warranties on any mattress you are considering.

10. Be sure to know the features and benefits. Knowing the features and benefits is the only way to decide which mattress is going to work best for you. To the uninformed eye a cover is a cover. To someone in the know, a cover is an amazing feature. Some covers are antimicrobial to reduce the number of allergens in the sleeping area. Some breathe better than others allowing excess moisture to be rapidly dissipated. Still others stretch to form to your body. Remember that there are important considerations when choosing a mattress cover.

With these tips in hand, it’s easier to focus on the ultimate goal of achieving a comfortable, restful sleep. Inquire into new technologies and investigate as many different options as possible using the internet before you walk into a store. Use these points to form your own list of preferences and questions and take your business to someone who listens to your questions and answers them honestly. The most powerful ally for any consumer, after all, is preparation!

The first step is to plan the design ? as with kitchens, your local supplier will run off a computer-generated plan based on the room’s dimensions and your particular requirements.

If you’re sticking with the same layout, measure your bathroom suite carefully before you go shopping for a replacement so that you know the new items will fit.

Re-plumbing and re-wiring will push the cost up so stick with the existing service points if possible ? although this may be unavoidable if you want to change the position of the bathroom suite.

First decide on the right place for the bath and/or shower. If your loo is in your bathroom, decide where this will go and then position the washbasin.

Once the fittings are planned you can work out how to use the remaining space which, in modern bathrooms, may be quite limited. Some kind of storage, either cupboards or shelves ? preferably both ? is required for toiletries, cleaning products, toilet rolls and children’s bath toys. If your bathroom is spacious you may also keep clean towels and your linen basket in there.

Choosing the bath and basin can be a time-consuming task. Even if you’re not opting for something like a jaccuzzi or indoor hot tub, baths come in all shapes and sizes ? standard oblong, rolltop, corner, curved, wider at one end than the other ? and colours. Unless you desperately yearn for a particular colour it’s best to stick with white. It’s clean-looking, inoffensive and will go with any colour you decide to use for paint and furnishings.

Taps, too, come in a bewildering array of styles ? choose a design that will complement your bathroom.

Before making your final decision on the bathroom suite it is helpful to check your plans with your plumber to see if there are any potential snags with the designs you have picked.

Even if your window has frosted glass make sure you have a curtain or blind with ‘blackout’ lining unless you want neighbours or passers-by watching the silhouette of you bathing, washing or worse.

When it comes to decoration, remember to use ? or specify, if someone else is doing the work ? grout that is resistant to steam and water. Similarly, choose paint and wallpaper that will stand up to heat and steam ? look in the ever-expanding ‘kitchen and bathroom’ ranges.

Pale colours brighten a small bathroom, especially one with no natural daylight but it’s fun to experiment with colour. And a large mirror across one wall, especially the wall opposite the window, will help make a small bathroom look and feel much bigger and lighter.

Floor coverings, too, come in all types of material and colour ? but avoid carpet which is impractical and unhygienic in a bathroom. Vinyl, cork tiles or lino are good choices ? warm underfoot and easy to clean. However, if the surface you choose is shiny always use a non-slip washable rug for extra safety.

If you’re installing a shower ? either as a separate feature or above the bath ? investigate the different types before deciding which to choose. If you have high water pressure you could opt for a thermo shower which is connected direct to your heating system and keeps the water temperature even.

An electric shower system heats the water itself and is mostly used above the bath. Power showers will give you the ultimate shower experience, even if you have low water pressure.

Look for a non-slip surface in both bath and shower. Check with your plumber that the drainage can take the amount of water your shower is producing ? an overflowing shower tray can cause serious problems.

Above all, the main thing to remember when redesigning your bathroom is ? choose a design that works for your lifestyle.

One of the most beautiful, versatile and efficient accessories that you could incorporate into your kitchen is the pot rack. The addition of a custom pot rack brings style, grace and organization to your kitchen’s workspace, and makes a stylish, sophisticated statement that is unsurpassed by other accessories.

Available in as many styles and finishes that you can imagine, pot racks bring an organizational efficiency to your kitchen that, once experienced, is hard to live without. Just think about how efficient it would be if all of your favorite pots were hanging within your grasp and at eye level. There would be no more bending and searching for that one pot that always seems to get shoved to the back of the cabinet.

Not only are they efficient, pot racks enable you to display and protect your finest cookware. After the addition of a pot rack, your expensive cookware will no longer have to be banged and scraped around when you are hunting for that special pan. And you can show them off in a way that is truly beautiful and eye catching.

Not enough cabinet space? Think about how much cabinet space is wasted on your bulky pots and pans. If you could pull those out and organize them with a custom pot rack, you would be left with a large amount of empty, usable cabinet space.

So now that you are interested in what a pot rack could do for your kitchen, you may be wondering where to find high-quality pot racks at a great price. You might want to start by browsing the selection at two of the leading pot rack manufacturers: Enclume and Rogar.

Enclume is the premier manufacturer of pot racks, and offers the finest racks made by master craftsmen. Using traditional French metal-forming equipment and time-honored methods that have been used for centuries, Enclume’s craftsmen produce beautiful, durable works of art from high-carbon steel, hand selected eastern maple wood and heavy gauge grid work. Enclume also boasts of more styles than any other pot manufacturer. You can choose from finishes such as hammered steel with distressed patina, chrome, brass, copper plated and stainless steel.

Rogar is one of America’s oldest and most distinguished makers of pot racks. Established in 1906, Rogar has a huge variety of both wall and ceiling-mounted pot racks which come in various shapes and finishes. Their selection includes finishes of wood, stainless steel, solid copper and brass, hammered steel and baked on painted finishes in black, white, green, blue and red.

Depending on what style or design you choose, you can spend anywhere from $20 to over $1,000 for your new pot rack. The lower-end pot racks are usually wall mounted and will hold six to eight pots. High-end pot racks, on the other hand, are often, ceiling mounted, crafted from cold-rolled steel and then electroplated with your choice of three finishes: chrome, brass or copper.

As you can see the addition of a stylish, efficient pot rack to your kitchen is within reach, no matter how large or small your budget may be.

Jennifer Akre is a successful business owner of numerous furniture and decor websites such as http://www.GourmetDecorStore.com. Her websites offer product and information about pot racks, kitchen decor and furniture for your home or garden.

For those who may be thinking of building a new log home and enjoying the lifestyle that comes with it, there are a number of steps you should take to make the process smoother.

1. Decide on a home style by reading log home magazines and visiting log home shows in your area. Attend log home company seminars. Do you want a single-story, one-and-a-half story, or two story house? Do you prefer a traditional cabin style, or a more contemporary look? Do you like round logs or square logs?

2. Decide on a rough floor plan. Based on the plan, determine how many square feet of living space you’ll need. Find standard floor plans at log home shows and on log home company web sites. Standard plans can be customized if needed.

3. Narrow down your choices of log home companies you think you would want to work with. Contact their representative in your area and discuss your plans. Visit model homes build by each company.

4. Based on the plan you choose and the number of square feet of living space, determine the rough turn-key cost of building your home. Remember, the cost of a log home “kit” is only part of the overall cost of your home. Cost estimator calculators are available on some log home company web sites, and on the Log Home Advisor web site.

5. Based on the estimated cost to build your home, determine if the cost is within your budget and your ability to be approved for a mortgage. If not, go back to Step 2 and make changes to reduce cost.

6. If you’re OK on the financing, locate and secure property. Make sure that there are no problems with road access, zoning, building restrictions, utilities, or services.

7. Arrange your financing with a bank or finance company that understands log homes. Many banks don’t offer log home mortgages.

8. Get a contractor/builder who has log home experience, preferably experience with your particular log home company’s building methods. Sign your log package contract with your chosen log home company, and arrange for delivery.

9. Monitor the construction process closely to make sure everything is going smoothly and correctly.

10. Move in and live your dream.

Installing a pre-cast concrete stairway to your home’s basement is actually quite an easy project for the advanced do-it-yourselfer or anyone that can coordinate a couple of sub contractors. Doing so will add a water tight weather proof egress to your basement that, in many cases, is necessary to comply with local building codes during a remodel. Either way, this newly added entrance will add much more function to your home and your basement.

First of all it is probably a good idea to explain what pre-cast concrete is. Pre-cast concrete is simply concrete that has been mixed, formed and vibrated in a very controlled “plant” type environment and then delivered or trucked to its final destination and installed. Despite the fact that some pre-cast concrete products are much thinner than conventional “poured in place” applications does not mean that the pre-cast products are any less quality and to the contrary they are usually much more durable.

In order to orchestrate this project you are going to need a hole dug, a doorway opening cut into your foundation and the actual pre-cast concrete bulkhead delivered and installed. Your first step is to locate a pre-cast concrete product dealer. A pre-cast concrete dealer can be located in your local phonebook, or better yet, your online yellow pages. Once you have located a reputable dealer you need to visit the pre-cast manufacturers showroom, which usually consists of a giant field full of stairs, bulkheads and culverts. You need to choose the size and style that is right for your project. A standard pre-cast bulkhead will generally cost less than $1000 and this includes the steel bulkhead cover and installation.

Once you have chosen the right product be sure to ask for a worksheet or specification sheet that comes with your particular product. This “spec sheet” will tell you how much digging needs to be done and what size doorway your concrete cutter needs to cut in the foundation. The digging can be done using several methods. You can dig it by hand with a pick and shovel (not recommended), you can rent a small excavator (cost about $300) from a tool rental outfit and use the machine to dig it out or you can call a professional excavation contractor and have them dig it out for you (cost between $300 and $500). I highly recommend hiring a professional excavator for this part of the project. This process will take a professional less than a few hours and you can shop around for the best price. Please Note: Be sure to notify your areas “DIG SAFE” program and have them come out and locate any hidden underground utilities before you start your excavation. Also, keep in mind that your excavator will have to remove and dispose of about 50% of the dirt that he/she removes from the hole because the bulkhead to be installed will take up about that much volume of space. If this is not feasible, you may be able to use this dirt somewhere else on your property or you may be able to give it to one of your neighbors. Either way, fill dirt is a very needed and sought after commodity. Hence the old saying: Phil Dirt…the most wanted man in America.

Once the hole for your bulkhead has been successfully dug out and the portion of the foundation that needs to be cut is exposed you need to clearly layout your cut lines with a measuring tape, a bright yellow lumber crayon and a 4′ level as instructed on the spec sheet. Now it is time to call a professional concrete cutter and find out what their pricing and availability is (cost is usually $425+/- to cut and drop the piece). They will charge you approximately an additional $100 to jack hammer the piece into manageable pieces and up to $500 to remove the piece from site. In order to avoid the break up an disposal charges, simply have your excavation contractor dig a “grave” for the concrete at the bottom of your excavation. This way you can just bury it and save yourself some time, money and hassles. Explain to the concrete cutter that you need a standard doorway for a bulkhead. Ask them how much they charge and when they can schedule your job. Ask them for a morning appointment. You are going to have to coordinate the concrete cutting and the bulkhead installation so that as soon as the concrete cutter is done the bulkhead is immediately installed. So you can now schedule your bulkhead delivery and installation for about 12 noon. Most pre-cast concrete product manufacturers will do the installation for you at no additional cost or it is included in the price.

I recommend calling each of your sub-contractors a day prior to their arrival just to verify that there are no scheduling conflicts. This will minimize the amount of problems that will occur and give you plenty of time to reschedule each subcontractor if one of them runs into a problem.

As soon as your bulkhead and metal bulkhead cover have been successfully installed you will need to “back fill” or replace the dirt that was removed from the hole. This can be done by hand with a shovel by an experienced “do it yourselfer” or you can make arrangements to have your excavation contractor return once the installation is complete and do the backfilling for you. It is always a good idea to allow this dirt to settle before adding your topsoil or planting any grass or flowers. The ground around the bulkhead should be settled pretty good after several heavy rain showers.

Well, good luck and if you choose to tackle this project congratulations. For more information on this subject just do a search for “pre-cast,” “concrete cutting” or “bulkhead.” As always please feel free to check out our website at www.affordableconcretecutting.com
